About the studio
Bali Property Dev began in 2021 as a side project between two people who were tired of the same conversation: a buyer arrives, is shown six overpriced plots, and learns the important details only after wiring a deposit. We think the island deserves better arithmetic.
Today the studio is deliberately small. Made was born in Tabanan and knows which family owns which strip of sawah, who actually holds the certificate, and where the access road is wider than the paperwork says. Sara came from a background in construction finance in 2019 and translates that world into spreadsheets a foreign buyer can argue with. Between us we cover the two halves of every Bali deal: the ground and the numbers.
What we believe
We are not a listing site. We take on a handful of buyers per season and work their cases start to finish: shortlisting, site visits, notary and certificate checks, negotiation, and handover of a clean file. If a deal is bad for you, our job is to say so early — a refused commission is cheaper than a bad plot.
We also believe a foreign buyer should leave Bali owning something understandable. That means we explain leasehold terms, Hak Guna Bangunan arrangements, and zoning classes in plain language before any money moves, not after.
Where we work
Our home ground is the Canggu–Seseh–Tanah Lot corridor, where we have closed the majority of our deals. We regularly work Ubud and the Sayan slope, and the Bukit from Bingin to Uluwatu. East and north Bali we handle case by case, with local partners we name openly.
How we get paid
A fixed fee, agreed before the first site visit and written into the engagement letter. Sellers' commissions, when they exist, are declared to you in writing. We never receive money into our own accounts on your behalf — deposits and payments move between your account, the notary, and the seller, directly.
